Following a comprehensive type 3 (fully intrusive) survey of a large, four storey hotel building located at a military establishment in Oxfordshire, undertaken by AMS, considerable asbestos removal works were specified by the client in consultation with a specialist project management company.
The project consisted of the removal of large amounts of asbestos insulating board materials throughout all of the bedrooms, bathrooms and circulation areas of the 186 bedroom hotel building.
The asbestos removal works also included the environmental clean of the contaminated service riser ducts throughout the building and a number of large plant rooms, together with encapsulation works and a subsequent environmental clean within an under-ground services duct. This phase of the works required entry into confined spaces, and AMS were able to provide fully trained operatives holding appropriate confined space qualifications.
Timescales were of a primary concern to the client as the hotel was closed for the duration of the asbestos removal works and AMS completed the works, together with additional works specified after the commencement of the project, ahead of the agreed completion date and within budget.
AMS worked closely with the client to ensure that the works were undertaken with the minimum of disruption and so that the works could be phased to allow the client to proceed with the refurbishment of the hotel at the earliest opportunity. This involved the simultaneous removal of asbestos containing materials on all floors of the hotel.
